These terms and conditions will apply to all our Downtowner & Company guesthouses.

The Lady Jasmine located in downtown Somerset, KY can also be found on airbnb &VRBO.

Terms and Conditions: Options

 

Option dates are binding for both parties. The Downtowner & Company Guest House Properties can automatically dispose of the reserved room after the option period has expired, unless the customer has sent a written order confirmation. The confirmation must be received by the Downtowner & Company Guest House Properties on the last day of the option period.

The property pre-authorizes payments prior to your stay.

Accepted payments: We currently accept credit card payments through Paypal.

Hotel reservation cancellations
  1. If you have reserved a room, we will keep the room free for you until 6 p.m. on the day of arrival. If you do not show up by this time, the Downtowner & Company Guest House Properties can automatically dispose of the room (s).
  2. If you have guaranteed your reservation by credit card and cannot / do not want to use the reserved service, we ask you to cancel the reservation no later than 7 DAYS* before the day of arrival. *ON MAJOR EVENT WEEKENDS – MASTER MUSICIANS FESTIVALS, SUMMER NIGHTS CRUISE EVENTS & LAKE CUMBERLAND AIRSHOWS, RAFT UPS, POKER RUN, MEMORIAL DAY AND LABOR DAY – WE WILL REQUIRE A 30 DAY ADVANCE CANCELLATION NOTICE IN ORDER TO BE REFUNDED. 
  3. The reservation and cancellation conditions specified in each case apply to reservations made via the online booking engine. If the credit card number is entered incorrectly when booking online, we consider the booking not to be guaranteed.
Payment modalities

We require advance payments for the reservation. Please note that we do not send any invoices abroad.

Tax/VAT

Tax/VAT is included in the room price.

Check-in, check-out

The reserved rooms are available for you from 3 p.m. on the day of arrival. We ask our customers to vacate their rooms by 11 a.m. at the latest, unless otherwise agreed.

Pets

Pets are allowed in a lot of The Downtowner & Company Guest House Properties. If you are bringing a pet we will require a security deposit. Please contact us for more information.

Food

The preparation of food in your guesthouse is permitted.  We do ask you to clear out food items that you brought with you and replace any items that were used.

Damage

You are responsible to the Downtowner & Company Guest House Properties for any damages, theft, and loss that may occur during your stay. 

Theft

The Downtowner & Company Guest House Properties accepts no liability for theft or damage caused by guests or third parties.

Lost property

Lost property will only be forwarded on request by the guest. The guest bears the costs and the risk of postage.

Applicable law, place of jurisdiction - Terms and Conditions:

Kentucky  law is applicable to the legal relationship between our customers and the Downtowner & Company Guest House Properties accommodation. Somerset is agreed as the place of jurisdiction.

Meet the owner

Joshua Collins is Slade Properties & Development Owner and is a native to Somerset, Kentucky. Growing up in the area, he is familiar with both the landscape of Pulaski County, and the People. Josh is an active member in the community, and a member of the Somerset Pulaski Chamber of Commerce. Josh also owns the Downtowner & Company properties.

A gregarious fellow with a passion for connecting people and properties His motto? “We’re Making it Happen”, and Slade Properties and Development does just that Josh has crafted these terms and conditions off the standard rules you might find on properties like airbnb & VRBO.
